Sometimes the price of the property can be maximised by inviting potential buyers to competitively bid on the property at auction. Or often, property can sell faster if put up for auction. Once the gavel falls, the successful bidder is legally obliged to complete the sale, a contract is signed by both parties immediately after the auction; and so there is more certainty.
