Property Letting
We anticipate that the choice of two alternative services will satisfy most of our clients. However, one of the advantages of being independent is that we can be totally flexible and if the combination of services that we offer does not suit your particular circumstances, please let us know and we will tailor our service for you accordingly.
We have two levels of service –
- Full Property Management
This is a fully comprehensive total Management and Letting Service, suitable for Landlords living out of the area or abroad or who, for whatever reason, do not wish to become involved in the day-to-day Management of their properties. - Our Full Management Service includes:
* Rental valuation, offering advice as required
* Colour photographs
* Comprehensive marketing
* 7 days a week viewings
* Obtaining references
* Drawing up a tenancy agreement
* Inventory drawn up (for small separate fee)
* Arranging check in of tenancy
* Tenancy renewal negotiations
* Deposit collection
* Advising on transfer of utility service accounts
* Rent collection
* Completion of PRTB forms
* Regular inspection of property
* Handle all repairs and maintenance works
* Manage day to day contact with client
* Check out at end of tenancy
- LETTING ONLY
This Service is only suitable for those Landlords who wish to actively manage their property themselves, but would like us to find them suitable Tenants. - Our Lettings Only Service includes:
* Rental valuation, offering advice as required

* Obtaining references
* Drawing up a tenancy agreement
* Inventory drawn up (for small separate fee)
* Arranging check in of tenancy
* Tenancy renewal negotiations
* Deposit collection
FEES:
Letting Only – 6% of the annual rent + VAT
(We do have a minimum charge of €300)
Full Management – 7% of the monthly rent in addition to the letting fee + VAT
(With a minimum monthly charge of €35)
Lease Renewal – 3% of yearly rent + VAT
